What happens next

What to expect after you reach out

We keep it simple and honest. Here is exactly what happens between the moment you send a message and the day your roof is handled, so there are no surprises and no wondering whether anyone got your note.

1. A real person responds

Your message comes to a local roofer, not a call center. We get back to you fast - same or next business day - to understand what is going on. If water is coming in, call us and we will treat it as the emergency it is.

2. A free, honest inspection

We get up on the roof, look closely, and photograph what matters. Then we tell you plainly what we find, including "you have got good years left" when that is the truth. No scare tactics, no pressure.

3. A clear written quote

You get a written price with your options spelled out - not a vague per-square number scribbled in a truck. See how roofing pricing works. Nothing starts until you say go.

4. Clean, code-compliant work

Our own crews do the work to current Florida code, protect your landscaping and pool cage, and finish with a magnetic nail sweep. You get a workmanship warranty and the permit and wind-mitigation paperwork your insurer wants.

While you are here

What we are asked about most

Not sure whether we handle your situation? We almost certainly do. From a single wind-lifted shingle to a full tile or metal replacement, these are the roofing jobs we do across the Suncoast. Browse everything on our services page.

Roof repairs

Leaks, lifted or missing shingles, cracked or slipped tile, failed flashing around chimneys and skylights, and storm damage - repaired properly so the problem actually stays fixed.

Roof replacement

Full replacements in architectural shingle, concrete or clay tile, and standing-seam metal, installed to current Florida Building Code and built for Gulf-Coast weather.

Storm and wind damage

After a blow like Ian, Helene, or Milton, we get you dried in fast, document everything for your claim, and make the permanent repair or replacement.

Insurance claim support

We inspect, photograph, and document damage in the detail adjusters expect, so you go into your claim with evidence rather than guesswork.

Roof inspections

A free, honest look before you buy a home, renew a policy, or plan ahead - with photos and a straight answer about how much life your roof has left.

Wind mitigation

Code-compliant installation with the wind-mitigation documentation that can earn insurance credits and help keep your policy in force.

Why homeowners here call us

Local, licensed, and still here for the warranty

After every big storm, out-of-town crews flood the Suncoast, sign up a few streets, do fast work, and vanish before the warranty ever matters. We are the opposite of that. We live here, we work here year-round, and we will still be here - and still answer the phone - years after your roof goes on. That local presence matters more in roofing than almost any other trade, because our climate is brutal on roofs: relentless UV, salt air off the Gulf, wind-driven rain, and the annual threat of a named storm.

We also know this region street by street. We know which barrier-island homes in Siesta Key and Anna Maria are fighting salt corrosion, which inland tile roofs around Lakewood Ranch are quietly failing at the underlayment, and which older neighborhoods in Sarasota and Bradenton are full of roofs an insurer is about to flag. That ground-level knowledge does not come from a national call center. It comes from working here, every week, for the long haul - and it is why we can give you a straight answer instead of a sales pitch.

Where we work

Roofing across the Suncoast

We serve homeowners throughout Sarasota, Manatee & Charlotte counties - from the barrier islands to the ranch communities inland. That includes Sarasota, Bradenton, and Lakewood Ranch; Venice, Nokomis, Osprey, and Englewood down the coast; Port Charlotte and North Port to the south; and the barrier islands of Siesta Key, Anna Maria, and beyond. Wherever you are on the Suncoast, you get the same honest inspection, the same weather-worthy work, and the same roofer standing behind it. See the full service area for your town.

Because we are based right here, we are not routing a truck across the state to reach you. That means shorter waits, real accountability, and a crew that will still be around if you ever need us again - which, over the life of a roof in this climate, you very well might.

Good to know

Why Suncoast roofs need attention

Roofs on the Gulf Coast live a harder life than most homeowners realize, and understanding why makes it easier to know when it is worth a call. Our sun is relentless. Months of intense ultraviolet light bake shingles brittle and age every roofing material faster than a cooler climate ever would, so a roof that looked fine a couple of summers ago can be quietly reaching the end of its life. The closer you are to the water, the more salt is in the air, and salt is a slow corrosive that works on fasteners, flashing, and any exposed metal until a detail that once looked solid begins to give way.

Then there is the weather that arrives all at once. Summer brings daily downpours and gusty thunderstorms, and hurricane season, from June through November, brings the real thing: wind-driven rain, uplift, and flying debris that can lift shingles, crack tile, and tear flashing loose in a single night. Even without a named storm, a windy evening and a stray branch are enough to start a leak. Add Florida's tightening insurance market, where an aging or poorly documented roof can trigger a non-renewal or a denied claim, and it is easy to see why staying ahead of your roof pays off.

The encouraging part is that catching problems early keeps them small. A minor repair now - a few shingles, a flashing detail, one leak traced and sealed - is a fraction of the cost of the interior damage a neglected roof causes when it finally lets go. And planning a replacement before your roof fails, rather than after, almost always costs less and spares your ceilings and insulation. If anything about your roof looks worn, lifted, or stained, a free inspection costs you nothing and often saves you a great deal. That straight, no-pressure look is exactly what we are glad to give.

Quick answers

A few things people ask before they call

How soon can you come out?

For most of the Suncoast we can usually schedule an inspection within a few days, and we prioritize active leaks and storm damage. After a major storm, demand spikes everywhere, so we will always give you an honest timeline rather than a promise we cannot keep.

Do you charge for the inspection or quote?

No. The inspection and written quote are free and come with no obligation. We would rather earn your trust with a straight assessment than pressure you into a roof you do not need.

Do I need a full replacement, or can it be repaired?

It depends on the roof, and we will tell you the truth either way. If a repair will genuinely get you several more good years, that is what we will recommend. If your roof is at the end of its life, we will show you the photos and let you decide.

Can you help with my insurance claim?

Yes. We document damage thoroughly, in the detail adjusters expect, and we can meet your adjuster on site. We work for you, the homeowner, and help you present a well-supported claim.

Are you licensed and insured?

Yes. We are a licensed and insured Florida roofing contractor, which means permitted, code-compliant work and real liability and workers' compensation coverage protecting your property. There is more on our about page.

What roofing materials do you install?

Architectural shingle, concrete and clay tile, and standing-seam metal. We are independent, so we recommend the system that fits your home, budget, and plans rather than the one that is easiest to sell. Our about page walks through the trade-offs, and pricing explains how the choice affects cost.

Do you offer a warranty?

Yes. Every roof we install comes with a workmanship warranty from us and the manufacturer's warranty on your materials, plus the permit and wind-mitigation paperwork your insurer wants. And because we are local, we are still here if you ever need us for it.

What if I just want a second opinion?

We are happy to give one. If another roofer has told you that you need a full replacement and you are not sure, we will take an honest look and tell you what we actually see, with photos. Sometimes that means confirming the bad news, and sometimes it means you have got good years left.
